ABBA Makes a Surprise Appearance in PLG
Over the weekend two significant signs changed, and both signalled the arrival of a new player in the local real estate scene: ABBA Realty Associates.
The first sign was on the face of Patio Gardens. The old, shabby, sign had been neatly removed and a new, spiffy logo was in its place, possibly telegraphing a new dedication to style and comfort at Patio Gardens? I don't know much about the buildings, as I've never been inside the gates, but I am told that the apartments themselves are large and full of light, though the hallways are kind of run down.
I've never really been able to find out much about Patio Gardens because whoever the prior rental manager was was awful about getting information on the web or, according to friends that were looking to move to the neighborhood, returning calls. ABBA is doing a better job with information, at least. If you are curious, a studio is going for $1100 per month, a 2BR is $1850 ... and the pictures are very nice. A quick peek at the website reveals that they also have listings at the Ebbets Field houses, which I know even less about, where a 1BR is $1100 per month.
As I walked down Flatbush, I noticed that the former Mike's International space at Lincoln and Flatbush also had a new sign. This one was sloppily bolted on top of the old Besen Realty banner. As Besen is a leasing company, it appears that the owner of the building has decided to have someone new take a crack at filling the space. What hasn't changed? The asking price: still $10,000 per month.

Being that I am, as you know, real-estate-obsessed, here are the deets: The firm hasn't changed, just their logo. Abba Realty is the exclusive leasing agent for many PLG buildings, and has been so for many years at Patio Gardens. Their leasing practices are, to say the least, capricious. Hint: if you're female dress very frum for your interview and if you have a husband/boyfriend let him do the talking.
And the reason Besen is off at the Mike's International space (as well as across the street next to Blue Roost) is that those buildings, as well as 10 Midwood and 2121 Beekman Place, were sold to the same owner as 57 Lincoln Rd. However, this is the first time to my knowledge they are using Abba - Lang handles 57 Lincoln and the space next to Blue Roost.

Babs said it best - the buildings were all sold late last year 50, 64 Lincoln road, 10 midwood, and 2121 beekman were managed by nyc management. They did some improvements to the common areas, especially 50 Lincoln but they were didn't go far enough - the elevator at 2121 feels as though it should be in a coal mine with a heavy smell of industrial 70's era disinfectant to boost.
Hopefully - the new owners will do a more consistent job of renovating apts.

I really love my apartment at the Patio Gardens. Yes they are full of light plus I have an awesome view. And no, I don't think the hallways are run down, well at least not on my floor.
Tell me when you'd like to see it, My husband and I could have you over for a drink.

I mean $10,000, where do they think they are, Brooklyn Height's. That is crazy. Only a bank can go there.
As for Patio, I've been here for 2 months, Love my 17th floor view, but wished the halls look better.

This concerns me a bit. I'm starting to see Abba on more and more buildings in the neighborhood and I'm concerned that they are creating a small monopoly. I know many of my neighbors are owners, but there are still a few of us, like myself, who are renters that have seen a significant spike in PLG rental rates over the past few years. Sadly, Abba has been one of the realtors at the forefront of that push.

I have to agree with Sonnett, I recently moved into Patio Gardens with help of Judy over at Abba, and she couldn't be nicer. Sure, the hallways could be a bit cleaner but Abba made the rental process easier than I expected and my apartment is lovely. No complaints here.
