59 Hawthorne Street Launches Website
The new development at 59 Hawthorne Street is nearing completion and the marketing machine is kicking into gear with a shmancy new website.
Not bad, right? I don't quite get the business with the horses, but the rest of it looks great. Funny, though: the photo of the block that appears in the home page montage is actually not Hawthorne. (If any of you can name the real block, you win.) Come on, Mr. Developer, show some Hawthorne pride!
Before the market collapse, the plan was for this building to be condos, but I've heard they're shooting for rentals now.
I don't know much about the developer, but the building went up gradually over the course of a couple of years, so I'm hoping that means it's better built than the insta-Fedder homes you see in some of these parts.

Ok I win. The photo with the Volkswagen is Fenimore bet Flat and Bedford. The Beetle is in front of 87 Fenimore. the above shot i didnt see long enough to figure out....Yet.

I knew the previous developer. I believe he lost his funding so he either lost or sold the project to the Developers Group. They usually market/build decent stuff.
There is no reason to rent these, the market is healthy enough to sell them. There is no other Condo Development in PLG and not everyone can afford to spend 900k on a single family house.

The developer is Samuel Ellenburg, the same guy who owns 67 and 69 Hawthorne.

The Developers Group is a real estate broker, not a developer. This project was built with funding from the Community Preservation Corporation; it is a shame that there was no requirement for affordable units.

The 2nd picture on the home page looks like Hawthorne St, taken from the top of the new building and facing toward Flatbush. Right?

My database shows 2 sales in contract and the rest still available (not enough in contract to start selling). The apartments aren't horrible, for new construction, although I would immediately replace all the totally tacky Home Depot-ish interior doors. Prices aren't ridiculous either, and it could be a nice start for someone who wants to move here with not a lot of money (especially since they qualify for FHA financing, which means on 3.5% down.
